We moved to southern Arizona in 03 and I started my own construction company there , where we built 50 or so custom and spec homes .

Hello everyone,In the effort of moving from wide eyed Real Estate newbie to actual Real Estate investor, I'm hoping to speak, meet up and possible even do walk thru's with Investors in the Southern Cali area.

The list is literally endless.Not trying to dissuade you from investing locally, and with an FHA loan you can do some real damage with a house-hacked multi family in your local market, but I think once you start running numbers you'll find out, like I did, that the returns found in smaller, more "boring" Midwest and Southern markets will BLOW AWAY anything you'll be finding locally in those hot markets (well, Baaaahston and LA anyways.

I have houses at Michigan State, Rowan University, Rutgers University, University of Southern California, and UC Santa Barbara. 

I am willing to travel a little if needed but looking to stay local to Southern California.

I am currently living in California and would like to invest in something that is in the state and if possible, in southern California.

Has anyone started out as a small-scale (60K-130K) cash buyer in  Southern California?
