BP has more than enough information to get started and learn from pro's that share their "secrets". 

There is no secret formula but more of a healthy mix of things that makes a target area a great choice. 

If your sister is a very warm person and has a pleasing voice on the phone and in person then yes she has to learn the technical questions to ask in an efficient manner but the secret sauce is the delivery of the message and connecting.

Apparently this is to provide comfort / proof that I don't secretly have mortgages in place on one or more of these other properties, which if it were true would mean I have a higher debt-to-income ratio and number of already financed properties than what's appearing on my application.I own 5 other properties free and clear, so that adds up to a significant expense for this mortgage, and I would expect the same issue for future mortgages as my portfolio grows.

A shady turnkey outfit selling something you've never seen in a market you've never been to, recommended by a shortcut secret sauce sales company that charged $40,000 for bad information is not the way to do things.

They aren't a secret, lol.

There is no 'rule of thumb' or secret profit margin understanding that happens between contractors behind closed doors in smoke filled rooms.
