I created an S Corp several years ago for a business venture that never took off. 

Targeted at 1250/week: expired listings/ foreclosure - auction/ foreclosure - auction / expired listingsWould like to venture into an additional marketing avenue as well as direct mail, but absolutely need to get my callback numbers up to a reasonable number.

I am worried that if I do venture down the path of securing a rental home, it would deplete my down payment money AND raise my debt to income level to a level I would be unable to secure another loan for the house is the city.

How did your real estate ventured endure the recession of 2007-2008?

I could get this property traditionally financed but it would mess with some of my other prospective ventures that I'm working on.

I'm excited with this new venture, but I will practice patience.

I recently signed up to a free DIY course at a local Home Depot and have participated in a couple Habitat for Humanity homes (mostly caulking and painting).Does anyone know of other methods to get experience in remodeling and rehabbing homes?
