Newbie Wholesaler from Houston
Hello,
I'm a beginner in wholesaling. I'm pouring over the threads for advice on direct mail campaigns as I've just done 5000 postcards with only 6 call backs. (2 remove my names). 1 bankruptcy, 1 pending deal, when she returns. 2 no deals.
Targeted at 1250/week: expired listings/ foreclosure - auction/ foreclosure - auction / expired listings
Would like to venture into an additional marketing avenue as well as direct mail, but absolutely need to get my callback numbers up to a reasonable number.
Any advise is welcomed. Also, any advise on what I should do (bandit signs or website) as additional marketing avenue / next step. Hoping to generate 50-100 calls per week ??

Hello and welcome to this website! It can be hard to get started but I am glad that you have done what you did. I have heard mostly good things about Direct Mail. One thing you should do is mail out fewer until you have the right content. Try to change the text until you get better results. I have heard that it's the language that gets results. So work a little on that.
A few other things you could try is "driving for dollars" and look for empty houses or FSBO's and non-Agent "For Sale" signs, take some pictures that will remind you what you looked at, and keep following them up and you never know when they will be a "yes". Another thing you could try is walking your neighberhoods and talk to the general public and leave sticky notes with a message that makes people call off of oversized notes. Leave them on the front door or mailbox on unocccupied homes.
Another thing you might do is to ask people that are having garage sales. They might be doing that first before estate sales on prorperty they inherited. Use a script at home to remind you what to ask or say to people that call you about lead searches or sales. By the way, I was born and raised in Dallas Texas and I have a couple of friends that have moved to Houston but neither one is into real estate.
I am 60 years old and have been in construction since I was 17 including those college years. I also held a real estate broker license for about 30 years but never did that full time. Knowledge of real estate and your market will give you Moore confidence and it will make easier to talk to seller's and networking with others.
Try to go to local meeting that are about real estate. You never know who you might meet there and how they might help you. Some competitors might be your friends and you might help each other. You cannot say what is going to happen in the future and you just need to be active in the present. Marketing and sales are important to real estate. Always learning will help you too.
Have a good tracking criteria that will help you do what you should do to improve and grow your business. Be a good helper and build relationships with seller's. Build your lead lists of buyers and sellers constantly. Sometimes leads and seller context just need a little tweaking to work better.
