A lot of these are intangibles and hard to place a $ value on.If you've really checked out the others, and can honestly say yours in among the top 2, I'd price it around $275-$280 (IF IT WAS LISTED), minus the 6% to make it $263,500, or minus 1/2 the commission to make it $272,000.I've known some people who used the lower number and put in their ads that it will increase in 30 days when I list it with the Realtor, therefor YOU can save the entire commission by buying NOW.The big problem with FSBO pricing that I always see is that both the seller and the buyer want ot save the 6%.

I have 4 full time employees that rehab my properties I actually look at maybe 15-25 houses a week and put in offers on 3 and get maybe one out of 10.

About a week passes, and the A/C still doesn't work, but I get a call from the office asking me to put in writing who I believe was responsible for the oil.

In the past here are some sources that have brought me deals:Local Realtors; like esnuts said, they know I can close in a week, that I bring CASH so there's no qualifying and that in the case of one (very trusted) Realtor I've allowed her to put in the first offer, and counter-offer after calling me!
