Wholesaling on a FSBO home.

Good evening everybody. I'm new in the game of wholesaling homes, and would eventually like to get into rehabbing homes. My question to you is, when I have a home that is FSBO, and I want to sell it to the investor, what all do I need to put in the contract?

I know the basics such as assignment free, earnest money, address, but what else? Also, does this contract need to be notarized by a lawyer so that the investor doesn't go behind my back and purchase the property? Any input is greatly appreciated.
