We've been riding it out without a property manager knowing that the time is going to come and well... ta daaaaa.

I can refi 70% ltv pull the original cash, make a few hundred a month, and let the equity ride but it may not be it's highest and best use.

Could be a bumpy ride but also lots of opportunity.

I found a house during one of my driving for dollars rides that has 2 documents attached to the door.

Those homes appear to offer significant value but only if you are local, have good contractors and are willing to assume the risk of riding out the areas in hope they recover as other investors join in.
