When I hear investors complain about how hard it is to obtain financing I usually read between the lines and find that the investors are either unknowledgeable in the specific type of investment they are trying to finance or inexperienced in real estate investing or in investing in the specific type of property they are requesting financing for.It always amazes me when inexperienced investors, who have never purchased or rehabbed a property, and have bad credit, are shocked that they are having trouble financing their usually poor or mediocre deal.

That way when the court asks if it's posted there's no shock involved.What's worse the magistrate's clerks look at you as a "weak" landlord if you come in at the end of the month and have let a tenant establish a pattern of being late.

Just point out the greater risk of not changing your current trajectory (a good way to do this is to make a long term financial plan based on maintaining your current income/spending patterns for the next 20 years- that's usually enough to shock most people into action)It's true that some people never get off the earn/consume treadmill.

Generally, fix and flips, the weather and climate will impact your business, the south will give you more work days under more pleasant conditions.Look at regional medical centers, hospitals that have more specialties that serve a larger regional area are an excellent economic anchor for any community.
