To many ways for cash, food, gas, liquor, cigarettes,  profits to flow out the backdoor. 

A close friend of mine was in the same shoes as you.Before giving the middle finger to his corporate job he paid off all his credit cards, bought pre-paid gift cards for food, restaurants, movies, and other leisure items, he got his medical and dental checkups done while he was still on insurance, and reduced recurring expenses in order to live as lean as possible in start-up mode. 

We never had to look at our tenants faces, never had to watch them chew their food and never had lengthy conversations.When you share a kitchen or other rooms everything gets too personal and you have to listen to all their personal relationship, work, health and mental problems.

I would like to be able to support myself, my future fam and life as well as this non profit through real estate.I’m originally from Boston, I love to read and be in nature, I also love tacos and Italian food and being around good friends!

I have a great PM and usually send a Christmas thank you and gift of chocolates or food.

Sometimes it will be disgusting rotten food, and worse.For the damage, take it out of their security deposit and if they are Section-8 report the damage to Section-8.For the missing rent money--can't get blood from a stone--try to find better renters--long term employed renters -- if you can.Good Luck! 

Some food for thought.

No griddle top means not going to be serving griddle food.

Use good tile, use larger tile with smaller grout lines and the grout color should be the lightest color of the tile.Make sure the tile is not slippery,  may have a little roughness in it and also that will be a little forgiving when the tenant spills coffee and food all over it. 

We are pretty sure they have a rabbit, and probably have a dog in the house,  but the inside of the house is well taken care of and did not see any real evidence other than cages in the attic and an empty dog food bag in the neighbors yard that has been vacant for months.
