Are there any investors in the San Antonio area looking for help or would allow an intern?

I am working happily as a principal at an international architecture firm based out of Kansas City.

I then interned for a developer/investor after work a few nights a week to learn more about the business.

I am currently working as an intern (30-40 hours a week) year round, and my income is enough to cover the front and back end ratio requirements.

Internal Rate of Return would be the calculation that would be the more appropriate to use (especially for flipping) but even then I would only use it to show off what I could do and not use it to evaluate deals and where to invest.BRRRR you are bootstraping.
