If anyone on here is familiar with development, I’d love to run some questions by you about finishing costs.

If the current year water will is not paid within the year, nearing the end of the year(around late Oct/early Nov) the water works "rolls" the outstanding water bill into the current years taxes. 

I worked for an engineering company whose structural engineer messed up the design and the result was that a fully finished house had to be torn down and a completely different foundation system used.

Before I even finished the original post the fact that you said they’re based out of Utah Had me thinking guru.

Basically, I had no choice but to get the loan from finance guy(who by the way can pre-approve me in 30 minutes if I finish on-line application process) that I never met due to last minute request from the seller.  

However, lately most of my findings have been one year. 

@Angela VestalI'm a little late to this thread but I suggest considering enhanced vinyl plank (EVP).

I know I'm a little late to the party, but I'm interested. 

Do you mail a bill to each one of your tenants with the balance due for the next month's rent (including any late charges etc.)

At least when I finish it I'll have a better baseline understanding than now!
