I did have one lender express interest in paying off all of my 30 year notes and giving me one blanket loan to cover all of my properties but taking on a balloon loan is more risk than I care to take right now (especially given the 4% rates all of my mortgages are at).

I’m interpreting it as they consider it the same thing.Oftentimes a "private lender" will mean an individual who is lending you money as opposed to a "hard money lender" which is generally a fund that is set up for the express purpose of originating hard money loans.My original plan was to buy the house with hard money with a down payment using private money to then later refinance with a conventional mortgage, Classic BRRRR using other peoples money basically.You will likely run into problems with the first part of this strategy, because most HMLs stipulate that they are the 1st and only lien.

Lyndahl with his success in the industry.. and I know not all Gurus are bad  ... my thought process is based on the criteria expressed above.. that is a pretty thin slice of the real estate pie to go and find.especially with the intense competition these days for multi.. obviously there area deals.. but can a room full of people really expect that each and everyone of them will land one ?

The other tenants are relatively new, placed by us within the last 6 months.One recently expressed concern that the aforementioned tenant will not allow anyone else to use her things in the yard, and there is no room for anyone else to put their own lawn furniture etc. in the yard.
