@Michael ImbriglioMy original idea was to focus and Excel on one thing (building leads) instead of spreading out on multiple things (leads, negotiate with seller, negotiate with buyer, transaction, etc).

Obviously, this is the art of the game.

Each of these strategies have some excellent benefits and also drawbacks and a good real estate tax advisor should be able to show you what would be the most beneficial for you.

From what you've written, I'm not completely sure what you're trying to accomplish but I think you need a hard money calculator which I can give you in excel/google sheets.
