Paid 5k, runs well, knew he took care of it etc...It was one of the best decisions I made.Not just picking up materials like everybody says cause I rarely do, but if you are in real estate and managing it It is just convenience for everything.Material left over, returns, small trash, furniture etc etc etcAs a rental investor, I would say if you have more than 6-7 unitsDont hesitate, buy a low priced, decent one, keep it, it will make sense.
