My biggest lessons learned here were:1) Have more than enough reserves than you think you might need (or quick, reliable access to other cash)2) Know your standards, and stick to them3) Don’t give up long-term goals for short-term gains4) Have an exit strategy/mitigant in place for weak(er) tenants if you do accept them or are in your tenant pool due to geographical location.

This is due to so many people getting into the business here that don't know what they are doing and can't handle the hassles of dealing with the city.Perhaps the biggest factor is Baltimore has stableinzed somewhat and isn't loosing population as fast as it was.It may have truned the corner and gaining population slightly.

For MFR, use a conservative vacancy rate and make sure you're ok floating it at that price as well.And my biggest piece of advice is, if your gut tells you something is wrong or you don't feel comfortable (for whatever reason), listen to it.
