Your good, bad, and ugly. (No not you're!)
Hey BP,
Investing implies risk, at least to some extent. But there are definitely ways we can reduce them.
Think back when you were starting out in REI. What do you wish you could have done differently to eliminate risks. Or what would you tell your younger self regarding what to look for in finding their niche (and reduce risks while doing so). Or maybe you wouldn't have changed anything at all because any mistakes you did make, if any, became a lesson in and of itself that you are now thankful for.
I'd like for seasoned pros and newbies alike to share their experiences in starting out REI and how you came to find your niches.
So tell me, what is your good, bad, and ugly?

There is something I know now that I couldn't have found out any other way except by doing: Invest in landlord friendly CITIES. I invested in baltimore, md and richmond, va and the difference was NIGHT and DAY. But, you dont know that until you've had on the ground experience in both.
