In addition, if you are self-employed with no full-time employees you may wish to consider opening a Solo 401k instead of a self-directed IRA as it has several advantages over an IRA LLC such as much higher contribution limits, direct checkbook control (i.e. no need to have the account at a specialty trust company), ability to take a 401k loan, exclusion from unrelated debt finance income tax with respect to investment in real estate acquired with non-recourse financing, etc.In addition, please note if you purchase debt-financed real estate with your IRA, unrelated debt finance income tax should apply to the income attributable to debt-financed real estate held by your IRA.

You want to make it where your STR is the one getting clicked on because of the design, or the amenities that make you stand out.

If you want to dress like every other realtor, drive the same car every realtor drives and get lost amongst ever agent doing the exact same thing then maybe tattoos are not for you but the way I see it if you leverage it right you'll be fine and stand out to the rest of society that feels a bit like you right now. 

I really attribute this to a few factors; 1. our location, it's only about a 5 minute walk to the lake and village, 2. our management company is seriously top notch and provides a dock with kayaks and SUP's, and 3. our home is very nicely updated with everything you could need.

Find a way to stand out from the competition in a trendy way and you can do well.Love the area and would invest in the area 1000 times over if I could do it again.
