We do have a lender lined up and do have an agent.I'm thinking about going straight through the title company because my agent did not find this property and did not do any of the seller negotiation. 

Title company is asking the EIN/TIN of the entity. 

Work with an independent broker - I represent Steadily amongst many other companies - rather than a call center for a insurance carrier or MGA.

I rather not speak poorly about a company in the public forum, I'll DM you and maybe you can let me know if you've heard of them or had any bad experiences.

Other smaller areas in Texas can work as well.Do you mean turnkey meaning all-in-one so the turnkey company handles property management, tenant leasing, etc?

I can't speak to the financing side of this question.... but as a GC I would tell you to reach out to reputable GC's/construction companies in your area for a rough estimate of what it would cost to build a 4 plex.

Ask local property management companies what they are seeing for utilities for similar fourplexes.I don't know the age of this building but mine are 80s built.

Instead, I use established companies specific to the issue.
