Of course since the need for 1031 exchanges is directly related to the potential tax involved you can extrapolate the impact today's prices have on equity in properties.Another bit of  trivia to give you more historical perspective - 1031 exchanges peaked in activity in 2005 (yes we all remember that year) at around 550,000 1031s nationwide.
