And make sure that all items necessary for you to get the best rate possible from your carrier (like 4 point inspections, roof attachment points, pool enclosures etc) are present or available.One nasty little factor that can't be helped is that every time you buy a property for more than than last owner paid - you will have a tax bump due to re-assessment.

Well 1st off, I am not sure who you are speaking with or what you are looking at, you are NOT buying fully renovated props for 80k or less in Cleveland. 2nd you are not getting a loan if you do not have a US address and bank acct (Unless there is a new program that started last month or so) I have dozens of clients from overseas that would love to get a loan but cannot.
