For the corporate tenants you might have had, have you focused on creating relationships with those companies, so that they could provide a future stream of incoming employees, or have you fully relied on Airbnb as the only communication channel?

If you have such a good relationship with a contractor you trust, what function does the property manager serve?  

Let it go to voicemail and just check it once a day Excellent idea. 

I have an amortization table built into my Excel sheet which is awesome for seeing 10 yrs out mortgage paydown. 

We have a good relationship with them.
