The other option is that they remain on the hook until a replacement tenant is found.Your situation is unique because they probably have furniture in the unit.

it's become a lot of house for just me (even though I still love it) and I'm thinking about buying a smaller 2/2 townhouse and  renting my house as:1) Full rental totally unfurnished2) Full rental partially furnished (two beds upstairs, living room, and dining room furniture included in rent)3) Other options I haven't thought ofI don't want to sell it, but it is about 2,300 square feet of house.Any suggestions??

They would leave incredible amounts of garbage from beer bottles to clothes to furniture to broken chairs which really caused the whole area to become unsightly.
