My plumber, electrician, HVAC, flooring installer, and carpet cleaner are all guys who work from their house and answer their own phone.

Since you bought at auction, I’m going to assume you didn’t get a home inspection and may not know what else is wrong.I also wouldn’t do the electrical yourselves unless one of you is a licensed electrician.

And if you're looking in your backyard then you're going to have to find vendors of all kinds who can be go to's from electricians to roofers etc.  

We did what we could ourselves and did find some valuable help, i.e. an electrician, a hardwood floor person and a concrete person that were awesome.We are looking for another property but may need a HML since I don't have a W2 anymore! 

We are waiting to discuss with an electrician but the current owners have had renters in there for years despite this hazard.

In the mean-time start getting your list of trade contacts (Plumbers, Electricians, Framers, Roofing, Painter, Sheetrock, Landscapers, etc).
