About to close on a duplex and have a question regarding current tenant.
Hi All,
So about to close on a duplex and one of the units is already occupied. What is the best way to notify the tenant regarding new emergency phone number and rent payment address? How do you guys approach this ? Do you send a certified letter to make sure he got it ? Also how do you add changes to his lease agreement ? and can I do that? For example, I want him to call and email in case of emergency. Also if I need access to his unit for repair would like to send him an email not a letter in the mail. The duplex is in Texas.
Any additional advise is always welcome.

I'd call him and introduce yourself.
You won't be able to change things like his rent amount and lease experation date though. You have to honor what he currently has untill it expires.
