Every seller claims to have "great rental history" and "low vacancy rates"  but I am wondering if this is true in an area with a declining population and what seems to be a saturation of multi units on the market.. 

I was wondering if anybody knows of any good strategies to survive another market crash?

Its a wonder anyone moves with those kind of rates locked in.

As a marketer, I have Facebook had done my clients wonders, both short terms and long term.

But I was wondering if more experienced investors would recommend trying to get it rented sooner, especially before the school year started, by lowering the rent?

Florida is notorious for foreclosure scams and modification scams.I was wondering, however, if any one has had any experience with approaching a distressed homeowner with the following proposal: If they don't want to do a shortsale, and they have little to no equity in the property, I would be willing to take over the deed and the mortgage.

I will sue to th fullest extent if they walk at this point and I'm wondering why no one takes that seriously?
