A couple of points - I'm not sure where you got quoted prime plus 3%-4% for your heloc, this seems very high.  

@Heather Watkins I prefer to see the posts where the investor is merely contemplating taking the steps you've taken rather than instances where they have already spent unnecessary time and expense on entity formation because we as a BP community can at try to steer the investor in the right direction.

Even better, use an equity participation note where you charge for example 5% interest plus a percentage of the profits.

I've never met a DIY project I couldn't accomplish (yet).I'm not really sure where to begin, but I'm thinking about asking a more experienced flipper if they would be willing to let me shadow them on a project to learn the ropes.

I also avoid contractors who have dedicated sales people who drive logo wrap vehicles.I tend to support diversity where contractors who were born outside of the United States or were Veterans in the Armed Forces have worked out best for us.What are your best practices for choosing contractors?
