Just thought for those of you starting out and thinking of buying one to live in for a year or two then turn into a rental or sell later, this is a wonderful option.

It is very crucial to have someone who knows real estate, not just rentals to help maintain the books. 

With one good in season rental week it pretty much pays for itself to have 3% fee all year.  

So, you get a situation where SFO has added almost no net new rental housing stock in 30 years. 

They agree to let me market/show the rental during their final 30 days in hopes of finding a replacement tenant and preventing vacancy/loss.

You may have neighbors willing to help now and then, but it's unlikely you'll find a neighbor willing to do this all the time, every time, for years.In my experience, most landlords lose far more money through self-management than they would by hiring a professional, even when they live close to the rental.

Hi All,I'm in the process of pivoting 3 units from a build to sell townhome project to rentals and looking for some entity structure advice.
