If you are the LL, either an attorney can write one up pretty quickly if it's a complicated lease with special provisions, or your State Association of REALTORS should have a promulgated form you can use (I've had people pay me $150 to write on up for them in Texas where I'm licensed). 

One of the main reasons I got into this industry is my passion for helping people and wanting to guide people into a good loan product for them based on their needs. 

I am interested what any experienced people have to say about how I can achieve my goal or any other comments/advice! 

My intent is to learn from the experience of people in the group.

It’s been my experience if you ask enough people enough questions someone will tell you how to get it done.
