Unless you have some highly compelling and intricately thought out answer, I would really suggest looking here in your "home town", so to speak, of the Miami-Fort Lauderdale market, everyone is absolutly killing it here right now...

I actually give my tenants a little gift to start off our relationship nicely.

Welcome baskets: I include a 50 dollar gift card to my favorite local places to eat.

It helps that I also pay with 10 percent off coupons at Lowes and gift cards from Raise and/or Card Pool.And I do put washers and dryers in many of my rentals; however, if in your area tenants tend to bring their own then hold off on doing this. 

This house was gifted to my Wife and is sort of a family house, that has gone unused for 5+ years.

Lenders lending the 95% on the house hack are probably going to want to see that downpayment loan as a "gift" so you'll have to give it a couple months ahead of time.

You provide the downpayment as a "gift" and the other person moves in and qualifies on their own.Everything is negotiable as it comes to how to work out the details of this deal.

It is possible to have someone "gift" you money to purchase a home to help you buy a home.  

another tip @al williamson posted awhile back also, if you buy gift cards off websites like giftcardgranny, you can purchase them at 10% discounts sometimes as well

I could gift the downpayment (which requires some paperwork) and have my sister be the one on the loan.
