Hey Billy,If you don't want to call a service company I recommend using a dry stain remover sponge first then some soap, detergent, or a mix of both and a lot of scrubbing.

I have some cash to do it but that will run me dry of my cash reserves which I would like to keep on hand for any unforeseen situations.

And depending on your layout, the pest guy might need his chemicals to sit and dry for a few days before any mulch is spread, for instance. 

Dry drainage flows through middle of property during weather.  

In my primary area however, this opportunity is drying up.

@Alexandra Jimenez, for mid term rentals I also leave a large box of dishwasher tablets, a very large scent free detergent jug, large bottles of shampoo, body wash, hand wash, a large box of kitchen trash bags, and a large bag of toilet paper and paper towels. 

I still remember watching apples go by on conveyors for $8/hr or shampooing carpets all over town, but have been completely free since.  

I collect an extra months security deposit and put in the lease that the tenant is responsible for having the carpets professionally shampooed and cleaned upon move out and specifically responsible for any damage to hardwood flooring due to scratches, nail marks, stains, etc...  

You could walk across from City Park to the dry-stack marina across the lake! 

When we get to $50K the well of good lenders starts to dry up.
