When making a deal, ask for a bigger down payment to be safer.

As always consult your tax professional, and not just Bigger Pockets.  

It used to be publically available from an active realtor on Bigger Pockets, but now I can't find it.

BP has tons of STR resources, STR bootcamp and BP book written by Avery Carl - Short Term Rental Long Term Wealth, just to name a few. 

The bigger way is through appreciation and principal buy-down.

This is my first post on this forum after having learned of Bigger Pockets a few weeks ago through the Real Estate podcast.My wife and I are interested in doing our first ever fix & flip in the Eugene, OR area with very little capital to spare.
