I am finding that some press reports are claiming a crash but prices nationally are close to flat (less than 5% down).

Someone who isn't me would simply suggest that the items might have been lost/stolen in the mail if pressed.

If pressed on the issue I will happily make an offer on the phone, but in my limited experience, once you've gotten that far it would seem a lost cause.

What drove me to press those keys was thinking about my "WHY".  

Granted, we didn't do direct marketing, we were working with commercial and multi-family realtors to pick up a suitable property and we discovered that everyone there has been reading the Nashville press about how hot their real estate market is; how much capital is investing in the area; etc etc.  

Consider a bench mark response rate of 2%.

I returned the call and was able to diffuse the situation.But my question is, if someone were to press charges for yellow letter solicitation, would they have a leg to stand on?
