Get a NAR contract from state your in and use that for the agreement - best place to get one is find an investor friendly agent on BP and they typically will provide one for free or a small fee

You will need to have around 30% of the purchase price beside the HML so need to have your own cash or private money (family or friends if you don't have a network of investors).

I went down to the base and talked to the location assistance office to see if they would pass out my cards to new members coming in or leaving and they told me i could join the wall and pointed over at a wall with flyers and business cards all over it.. there must have been like 50 different realtors pinned to the wall.. so i went down the store and bought a 25 card holder and attached it to the wall and filled it with my cards, about 2 weeks ago i was on base seeing a friend who lives on base in the base housing and decided to knock a few doors to offer assistance in maybe moving off base in the future and the MP's came after about 15 minutes of me knocking doors to let me know the base has strict policies against it...

People here are friendly and will answer questions if you post them, but don't expect someone to give you 1 on 1 time without proving that you're serious/willing to help them.-- Your local REIA is a great place to look.

You could get a no income verification, no title seasoning, cash out loan (the rate is above bank financing, but certainly below hard money commercial) and pay back your family/friend.
