I think it all depends on your plans and his work ethic and his plans.I had a partnership with my mom.  

So far it has been a great partnership for us.We are looking at some other opportunities in California for flips or Vacation Rental possiblities, but for now i think our buy/hold portfolio is gonna grow in Indy.

We've been getting conflicting advice on the conparitive strengths and weaknesses of  a JV vs C or S corp vs a Partnership.

Consider doing a partnership in which your partner supplies the cash and you do the work, and then you can split the profits.
