We have one that cash flows nicely, but after 14 years has appreciated very little.  4 plexes, on the other hand, are viewed more favorably in our area and something I would consider myself.  

I'm going to have to do some more research about reverse exchanges to see if it would work in our favor.

I would go to seller, especially if you have good documentation of disclosures in your favor, and ask them to pay for a solution. 

You can favor the strategy the location supports best.

It's just part of being in the business.Whatever you get under contract make sure it is very solid and favored your way with the language.

They are usually fine with doing massive repairs after they move out but while still paying on a few days of rent because they want to look favorable while I process their security deposit.

Buy on a big enough discount to allow yourself to sell quickly and with minimal to no loss would have to be the most favorable in my opinion.
