Unless you need a high end new fridge to compete for tenants in your market, there is nothing wrong with a functional used one.

I will add that you should review and understand the tax benefit a fully functioning 750 hr year)RE agent who owns and manages multi units can enjoy.  

A light rehab means the house just has old looking, but still functional items.

I never understood why closings took so long in those states until I understood how it all worked.. for our markets utls are not a lien and never brought into the title closing function..
