Sometimes not getting into a bad deal is as good or better then getting a decent deal.Right now you have to look constantly for a property that the numbers work on, whether it's multifamily or single family.If it's a duplex on the MLS reach out to me before you pull the trigger.  

Is there an area on the site where I can share opportunities about partnerships or find connections who are looking for capital funds to invent in projects they are looking to complete?

If anyone has a suggestion on how to structure a partnership or would be interested in partnering in a deal like this, feel free to weigh in.

And finally Lender D said I can close with my name and transfer to an LLC, but this may trigger a taxable event, the bank may call the loan (like Lender B said), or an increase in the rate from residential rates to commercial rates may take place or may not even allow the title transfer to an LLC.

If you don't have the cash to buy her out, still set an agreed value for them, but go into partnership with her.
