True I agree colleen that its unlikely that class c tenants can afford 2 months sec deposit plus 1 month rent , i think that basically means in case of eviction the landlord will easily loose 2 months of rent.Originally posted by @Colleen F.

If I had not extended my contingency, I would have been forced to buy no matter what’s on the tittle as long as the seller can get tittle insurance or loose my 5k deposit.

I am not sure about CA, but in some state you may loose your homestead exemption and tax increase cap when using an LLC.Also it may later affect some of your Medicare coverage.Be sure to check on these issues as related to your state.To get anonymity, a land trust is a great tool.
