@Roy Oliphant I don't know anything about Texas, but here in California you want to have a pretty good idea what's going on as far as any geographical issues with the land.

I first became interested in Pueblo after reading an article about Pueblo online by a geographical statistician [ I know that is not the actual title] who teaches statistics at the university.

In the description you mentioned the lead came via wholesaler, but in the financial paperwork it appears ( to a relative newbie like me) that it was a HUD home purchase.  

My main business keeps me out of the country for a healthy portion of the year, it also affords me geographic flexibility to spend the other portion wherever the most compelling real estate investment is.

Impossible to answer your question without pictures or at least a detailed description of the damages. 

If you are not working with a realtor, call either the listing realtor or the listing agent for another house in the neighborhood and ask if they will email you a list of all recent of solds with sq footage and the short sales description.
