We Air BB the property and the numbers have been great.

. $300 to change the handle on a microwave, $5000 for an air conditioning unit that only needed $100 worth of work.  

Other than it costing more than we had initially budgeted, which almost feels like an investing rite of passage, we had very smooth sailing on the rehab side of things.The duplex had a tenant on one side and one side vacant when we purchased.

The front house is pretty much ready to go, just needs a little paint in the kitchen and I can get $1200-1300 p/m but the air conditioner will go out in about a year which will cost around 8k. 

Likely, this was put in with a studor vent/air admittance valve.

All of these units would have separate entrances and no hallways, no shared central heat or air, no shared bathrooms, etc.

It's a 2 bdrm 1.5 bath- I have no problem moving out of Santa Rosa, as my son goes to school in South Sebastopol, so I'm looking at SR, Sebastopol, Rohnert Park, and Cotati I am open to all kinds of possibilities from a duplex to a 4 bedroom SFH where I could rent out a room and Air bnb the spare room as well.
