Not saying it's not a viable strategy - just ensure you understand the benefits and shortfalls of an LLC.I would think for most of us "small scale" investors, buying in your Personal Name and a substantial Umbrella Policy might be the best alternative.

You should account for this when running your numbers.You could also hold it in your personal name in as Tenants In Common with umbrella insurance.

a $1mm umbrella policy on yourself is very cheap and worth it imo.

Hello just looking for advice on purchasing my first Sfh rental investment property with regards to setting up an LLC or getting an umbrella policy and making sure the property is maintained.

Look into an umbrella policy that deals with owners of rental properties and you will be fine.

After initially working with other turnkeys,  we found that it was too easy to hide problems when the rehab company and the management company are under the same umbrella. 

I am at 4 units now but won't worry about an umbrella insurance policy until I obtain a couple more units, etc, etc.Kevin Perk is a well known author on this site and you heard him in episode 36.

A banker I spoke with recently said that all I need is an umbrella policy to insure excess damage. 

Have you tried to use the search at the top right of the screen and just put in 'umbrella policy'?
