Hello BP. I'm new to the site. I learned about BP from the BP Podcast. I have been going through the podcasts for the last three weeks and have listened to episodes 13-37. Josh and Brandon have done a fantastic job with these. I feel like I know them personally, and know some of the guests as well. What a great service they are giving to the investment community.
I like hearing the book recommendations on the podcasts. After listening to the remaining 12 podcasts, I plan to listen to the E-Myth Revisited audiobook and some others that guests have recommended.
I also read the Ultimate Beginner's Guide posted here on BP, as well as all of the linked blog entries embedded in the guide.
After listening to the podcasts, discovering the site, and reading the Beginner's Guide, my wife and I have decided to get into real estate investing.My wife is an attorney, and is much smarter than I am. I have been involved in a few non real-estate startup businesses, and know how to write/read business plans and get things going. I have reviewed and analyzed dozens of business plans as part of former corporate jobs I have had.
But before writing my own business plan, I am trying to figure out the best business strategy for our funding situation (buy/hold, flip, notes, etc), as well as some of the particulars of the Indy market. The only thing I have ruled out so far is wholesaling. I would love to read some members' business plans.
I will be investing with IRA funds, so I am also in need of some advice specifically regarding investing with IRAs. I am also wondering if there are any portfolio lenders that will lend to investors in Indiana.
We have found a vacant property in our neighborhood, and have made initial contact with the owner to see if he would be willing to sell. However, I am afraid I may be jumping the gun, since I don't have the LLC yet, and don't have access to my IRA funding yet for investing.
