The rule is that your purchase price should be allocated between land and building in the same ratio as the value of each component bears to the value of the property as a whole.So let's say the property is worth $100,000 with $60,000 of the value attributable to land and $40,000 attributable to building (you can use any reasonable method to determine this; one easy way used by many is the assessor's split, though there are other methods that could yield a better answer for you).You buy the property  at a huge discount for $10,000

Ask contractors, most investors will have a trusted contractor that they will hold onto for dear life because they do quality and affordable work, you will need to find that person who has experience building multifamily properties.

Long term commercial debt lenders make adjustments but does not generally follow that.For high quality assets i am currently seeing about 4.8 percent for 10 year debt. 5 year fixed I am seeing about 4.5%.If a life insurance company they can go lower on rates but want minimum 35% down and more picky on the properties to lend on.Seller financing can be great BUT just remember to not way overpay for an asset just to get that.

trust deeds non judicial. so like in GA and MS  which is trust deed country or in GA its called a Deed to secure debt..it can be quit fast 90 to 120 days from filing the NOD .. in mortgage states and particularly NE states the process can take some time but usually at least one year.. to from what i have heard in NY it can take 3 to 5.. borrowers and lenders can also stall things out a bit using different methods.
