Do they call you to discuss issues before they act, do you have specific parameters set up with them so they don't spend over a certain amount without your permission unless it's an emergency, etc etc.

Hi all - when getting a property under contract for a wholesale deal, is it permissible to put "my llc company name" "and/or assigns" etc.... and then have the end buyer sign the assignment contract?

I know it is not possible to get the mortgage balance without permission/info from the borrower.I also know you can get a rough estimate by pulling the mortgage doc from public records, lookup the prevailing interest rate at the time, and plug it into an amortization calculator.

You would have to use the permission he signed to talk to his lender to find out what is owed in arrears, and lawyer fees, or late fees, whatever.

Be polite, you’ll find out what kind of person you’re dealing with, ask their plans, maybe you can see the interior, get permission for an insurance inspection, etc, etc.

Just my 2 cents - and I'm not a lawyer, so you know, disclaimer - but if you don't own a property, yet you have an equitable stake in it (i.e. a signed contract) AND you have written permission to list it on the MLS from the vested owner (seller), you can do that.

I sold the listing agent on the fact that I do a mortgage for this dude like every six months and with the buyer's permission sent some settlement paperwork over evidencing past success and some internal underwriting paperwork proving his calculated DTI was really as low as I claimed, and FICO was really as high as I claimed (blacked out his SSN etc).
