You have to weigh how much rehab will this unit take to get rent ready again plus does the timing work out better if you get them out now versus using a service or attorney etc.There are usually eviction companies cheaper than attorneys that handle the filing process and emptying of units.

Apparently, in Richfield, MN, unless you can pay for the property in 100% cash you have no chance at a short sale or foreclosure for investment, because the repairs may be too much for the lender to handle.

Heck, if you do not mind me installing a keyless entry, I would build a web site for the property, pay for listing and handle all bookings and automatically email you every booking agreement as well as give you access to a web based system so you can see the details of all the costs involved in your property for 10% :)!

I do not know about Chicago's landlord and tenant laws but something isn't right if 7 months later the tenant is still there and hasn't paid anything.I would do an autopsy on my lease, how you started the eviction process and if it was completed correctly, how you handled the tenants first late payment, did the PM company screen the tenant per your instructions or could your tenant screening process be improved??
