If you are trying to target homeowner's/ investors directly and get things before they hit the market I would choose a geographic area that you know is in transition or has opportunity to target and stay on it for a good year or so with at least a mailing every 6 to 8 weeks.

Market Cycle means one thing but market regeneration equals two investors cycles, pulling data from the past downfall and raise to of both and averaging the similarities, and patterns this could bring and cherry picking geographical locations, the burst never hits the same area as hard in depreciation and unemployment, that's why we use the term regenerate when is doing well somewhere it seems to be doing well everywhere which is never the case that's why you pull out every 5 years but you drop your all every 10-12 so you have cushion for the rainy days or incase you mess up, at least that's how the firm I work for conducted business and how I got train, and we did well, but I agree that usually there is a burst every 5 years ( usually ) @Jon S.
