Of what I have explained above, what do you think is normal wear and tear versus excessive? 

I’d stage it with stuff during the sale (NOT a lot of books, maybe a chess set, reader chair, globe, interesting objects, some cool looking hardbound books) and leave it alone.

This is exactly what the attorney told me, "the excess funds are being paid to XXX LLC for the release of its option on line 508 on page 1 and were all the funds leftover on this one."

I think in the longrun that will benefit me, at this stage, far better than commiting my time to this.

Plus, in buy and hold, I'd be competing with the likes of Jon and many other folks that know their stuff, so it seems like at this stage in the game, I'd actually have a better chance of success just doing what I do, if that makes sense.

At my stage, this business is ALL about my marketing edge, so I don't really like to publicly discuss my edge.

As mentioned in an earlier post, he knows that I have tenant buyers (I have qualified buyers now)/retail buyers too...we can do the property management and my wife can do the staging, if needed.
