Any idea what the comps are in the area to establish an ARV (after repair value)?

We have a strong suspicion that the seller and her boyfriend have been playing games with everyone from the beginning, and I'm hoping our "playing hardball" called them out on it. 

I am open to partnering with other established investors in the area to get this deal accomplished. 

Your LLC liquidity, credit score and value of new property establish your interest rate and amount approved for. 

@Prakash Bhatta  The two most common ways people steal electricity are:  1) by tampering with the electrical panel and bypassing the meter  2) or by fraudulently establishing service in someone else's name (i.e. identity theft) and then not paying the bill and just running it up until the service is shut off due to non-payment. 

I establish this with all of my tenants up front.

If you're looking at an FHA loan to live in for a while and then go do it again, you'll have to prove that you're relocating and that you're establishing residency "outside the reasonable commuting distance from his/her existing primary residence."

This is why it is important to establish a good ARV. 

@Alyssa ODell I agree with others, you have additional challenges when you are overseas, but many people overseas do use established turnkey teams to buy SFR in the US.
