This means my company doesn't make much money if any on the cleaning fee, which is a large way PM companies profit - mark up on fees. 

Too much work on the 'home' itself like @Harold Anderson and @Mark Gruetzmacher  mention, plus extra landlord headaches with the clientele it attracts.  

Kind of late to the game but I just listened to this podcast and was wondering if someone could clear something up for me.Around the 54 minute mark, the topic of multi-member LLC taxation comes up.

Typically a window breaking from stress will wither crack both glazes or will pull the two glazings apart breaking the seal between them.If just the inner glazing is broken, with no visible damage to the outer glazing or the spacer or seal between them, I would look closely for an impact mark near either end of the crack.With a window broken in that manner, I would suspect the tenant as being the cause.

After that 6 month mark you should be in the clear and only need 1.

Mark, it is impressive that you're looking to better your situation like this, but appraisers are not highly regarded by Investors generally speaking, it's the nature of the business.
