All the "rules" are actually guidelines and not rules, it is just easier and a shorter word to say "rule".As to the 2% rule, there is much debate on it in many threads available in the landlording forums, however, since we are on the topic here, I will add my thoughts.The 2% rule is something that will virtually guarantee that at the end of the day, you will have cash flow in your rental unit.

So I figure this would be the best way to attract those tenants who will still find this as a convenience rather going few blocks and waiting in lines for washer.I am currently debating whether to put builtin coin machine or timer machine since I can then put a cheap reliable roper with vs a speed queen which cost more.With timer version I am not sure how many minutes would it take to finish a cycle without it closing in between and how long the cord are for the coin timer.

@Ramiro SalinasI would recommend connecting with a CPA/Accountant before the end of the year.If you wait until April to connect with an accountant you lose out the ability to talking to him before the end of the year to see if there is anything you can do now to save on taxes.Furthermore, a lot of the good accountants will be busy in April so you are potentially risking not getting with a good accountant.If you are debating on getting an accountant, enrolled agent or CPA - make sure to prioritize whether he/she is capable of handling your tax situation.

That is what I've done in one state (Wisconsin) and now debating as I look in a new area (Arkansas), if I should form an additional LLC in that state.
